Each property we market is given a thorough consultation with a staging expert (that we pay for), to determine the best way to stage it. If this is a new term to you, "staging" is presenting your home in the best possible light, by assessing (and adjusting, if needed) aspects of furniture placement, wall colors, artwork, and even landscaping. The way we live in a home is usually much different than the way it should be presented to potential buyers. All of the photos are REAL before and after examples of our past listings.

How do we get buyers to our website to see your listing? We employ a few different strategies, but chief among them is Facebook Marketing. Our digital marketing is a huge difference maker that sets us apart from the average Realtor. Facebook has become a marketing powerhouse. The average person spends over an hour on Facebook per day which is an incredible marketing opportunity. We'll create a custom Facebook marketing campaign for your property that reaches tens of thousands of potential buyers. Bottom line, we know how to turn "likes" into leads.
Check out the chart below. This represents only 30 days of our Facebook advertising campaigns. When tallied, it shows that in a 30 day period we had:
- 96,568 people viewed our ads
- 13,661 people clicked on the link to our website landing page
- 1,143 people commented or shared our ads
On average, each listing we feature is seen by over 20,000 sets of eyes, with about a 10% rate of actual engagement leading prospective buyers to your listing. This generates over 200 buyer inquiries per month. Yes - over 200 actionable buyer interactions per month!

Through these campaigns, we now have a a massive database of prospective buyers includes over 6,000 individuals at various stages of the buying process sourced from multiple avenues, but all who have requested to stay up to date on upcoming listings and market trends. These individuals include a portfolio of investors and developers that the team has worked with frequently in the past, all who understand the local market intimately and are always looking for opportunities to pursue potential acquisitions quickly and aggressively.

With all these buyer inquiries, you need flawless follow-up systems so that no lead falls through the cracks! The most motivated buyers are eagerly searching for the latest properties that hit the market at all different hours of the day. The problem is that if they don't get a response (not an automated reply, but a real person that answers their questions) within a few minutes, they MOVE ON, completely dismissing yours. Our first text and email back verify the prospective buyer's identity almost immediately, and then this warm lead is called within five minutes (between 8am and 10pm). We also use the Slack platform to receive instant notifications on our phones, tablets, and laptops whenever a potential buyer creates a "Magic Moment" on our site. A Magic Moment occurs whenever a buyer views three homes in one visit, is a returning visitor who previously registered, or a visitor who clicks any of the Call To Actions buttons on our site (for more information on a listing, for example). Below is an example of a Slack phone notification and the details of the Magic Moments within Slack. We can instantly respond to buyers viewing our listings and contact them to answer questions. This leads to our showings our listing MUCH more than the average Realtor and since we're the listing agents we can answer questions other agents can't. A fast response in critical in today's market.
Our extensive marketing efforts have helped us create a database of over 5,300 buyers who may be searching for your home right now. We engage our buyers by emailing them Main Line specific blog content that keeps them returning to our site. We email our "Best New Main Line Listings of the Week" every Friday and many of the buyer open those emails and view the listings we selected. We also will email any new listings we have to them, often BEFORE they're in the MLS. This creates excitement about and interest in our new listings even before they hit the market. Other Main Line content that engages our buyers are school reports, market statistics, Cost vs Value Reports, new restaurant openings, and much more!
